Although Japan’s total population is decreasing, the population of Tokyo and Osaka is increasing. And because of the decreasing population, the government has been amending laws for foreigners working and immigrating to Japan, leading to the increasing expatriates working in Japan, and also the increasing "Population grew 1.87% in Osaka City from 2016" foreign permanent residents in Japan


Why invest in Japan real estate?


Politically and economically stable. Despite of the pandemic Covid-19, the real estate market is still hot. The above is the transaction volumn of used condos in Tokyo 23 wards and Osaka city for 2018, 2019, 2020. Even though April and May are during the emergency declaration, there are still transactions. I personally invested in Bangkok and UK. I know the situation of those real estate hotspots in south east Asia under the pandemic Covid-19. Japan is politically and economically stable.

No extra stamp duty for foreigners (or local investors). Unlike Australia, Canada, Singapore, Hong Kong, and London levy very high stamp duty for foreigners and investors to cooldown the overheated real estate market. Japan doesn’t levy higher stamp duty to foreigners. And foreigners may even have lower taxes while holding and selling properties than Japan residents.


Transparency in real estate. Japan is the 16th most transparent real estate market in the world. It’s much more transparent than most of the real estate hotspots in south east Asia. Price is rising. The average prices of brand new condos in Tokyo and Osaka are lower than their record high in 1991. There should be no other country whose real estate market value is lower than 30 years ago.

High rental yields. Tokyo: Brand New Condo: 3% - 5%, Used Condo: 4% - 6% Osaka: Brand New Condo: 4% - 5.5%, Used Condo: 5% - 7% High occupancy rate if you choose correctly:largest cities and condo. The average occupancy rates of condos in the largest cities owned by Japan REITs are ranging between 94% to 97%. The average occupancy rate of the 82 residential buildings located in Tokyo, Osaka, Nagoya, and Fukuoka purchased by Allianz is 97% according to the press released.

Long term Visa for foreigners who want to immigrate to Japan. Japan government has been amending laws for foreigners working and immigrating to Japan to attract inflow population.
